Stamp duty (Imposto de Selo) up to mid 2017

Is calculated in relation to the sales price and paid before completion, when the IMT (transfer tax) is due. The rates are:

Property: single rate of 0,8% on the declared value.

Mortgage: Single rate of 0,6% on the value of the mortgage.

AIMI (Adicional Imposto Municipal sobre Imóveis)

From up June 2017 the stamp duty will be substituted by the AIMI. This tax will be imposed on the sum of all properties of a single tax payer from up a total amount of 600.000 € (respectively 1.2 M. € for married couples or common law marriage). The percentage of this tax is 0,7% for sums between 600.000 € and 1,0 M. € and 1,0% for sums higher than 1.0 M. € (respectively 0,7% for 1.2 M. € - 2.0 M. € and 1,0% for more than 2.0 M €).

1st example: a single person buys a property for 800.000 €. The tax rate of 0,7% will be applied on the difference between the price (800.000 €) and the minimum amount for that tax (600.000 €)

 

800.000 € - 600.000 € = 200.000 € * 0,7% = 1.400 € AIMI to be paid

2nd example: a married couple buys two properties for 750.000 € each (total sum of 1,5 M. €). The tax rate of 0,7% will be applied on the difference of the buying price(1,5 Mio €) and the minimum amount for the AIMI (1,2 Mio €):

1,5 M € - 1,2 M € = 300.000 € * 0,7% = 2.100 € AIMI to be paid

Fees and registration costs

You have to calculate legal and registration fees for the deed and bank charges for the mortgage.The Notary and deed registration fee will be around 1,000€.
